TSKB Real Estate Investment Trust Inc. (TSKB REIT) is a portfolio management company. Founded at the beginning of 2006, the Company aims to create and develop a profitable real estate portfolio in order to provide high returns to its partners. TSKB REIT, a subsidiary of Türkiye Sınai Kalkınma Bankası A.Ş. (TSKB), Turkey's first privately owned development and investment bank, draws strength from the Bank's 76 years of corporate know-how and experience. may invest in real estate-based capital market instruments, real estate projects, real estate-based rights and capital market instruments, establish ordinary partnerships to realize certain projects, and engage in other activities permitted by the relevant Communique of the CMB. The core values of TSKB REIT's corporate strategy include consistency, transparency, quality, social responsibility, customer focus and teamwork. The main principles of the company's investment strategy are based on the goal of growth through project development, sustainability and risk management. Established with an initial capital of 10 million TL, TSKB REIT’s assets reached 6.119 mn TL and the size of the leasable area under management increased from 3 thousand m2 to approximately 65 thousand m2 as of the end of 30 June 2025, thanks to the investments it made. TSKB REIT's paid-in capital has been increased to TL 650.000.000 as of September 2021, with cash increases made over the years, and shares amounting to TL 74.049.906 are traded on Borsa Istanbul with the symbol TSGYO.

Strategy: TSKB REIT follows an investment strategy focused on commercial real estate, as it provides regular rental returns and regular cash flow.

In addition to commercial real estate investments, residential projects are also taken up and evaluated in the form of mixed-use projects depending on their potential profitability or the added value they will create in the project.
The investment strategy includes focusing on the developing centers of Anatolia as well as around Istanbul. In doing so, the company pays attention to making improvements that vary according to the dynamics and needs of each geographical location.
TSKB REIT follows a project development-oriented investment strategy that aims to address and develop a project from the idea stage, organize all the necessary work in the process, and finalize and implement it in a way that provides sufficient commercial efficiency.
Depending on the principle that the investments added to the real estate portfolio through project development are kept in the portfolio for the long term, it is within the scope of the goals that the Company's existence records a sustainable growth and at the same time benefits from possible value increases.
It is one of the important elements of the investment strategy to confirm the commercial validity at the beginning, to guarantee the financing need for the project, and to question the compliance with the applicable legislation and to minimize the risk factors.

TSKB tarafından 2002 yılının Kasım ayında gayrimenkul değerleme hizmeti vermek amacıyla kurulan TSKB Gayrimenkul Değerleme A.Ş., 2003 yılı Şubat ayında Sermaye Piyasası Kurulu tarafından kabul edilen “Değerleme Şirketleri” listesine alınmıştır.

Şirket, Bankacılık Düzenleme ve Denetleme Kurulu’nun 17.12.2009 tarih ve 3469 sayılı kararı ile “Gayrimenkul, gayrimenkul projesi veya bir gayrimenkule bağlı hak ve faydaların değerlemesi” hizmeti verme yetkisi alan ilk şirketlerden biridir.

TSKB Gayrimenkul Değerleme, bilgi birikiminin temelini TSKB’nin yarım asrı aşkın bir sürede elde ettiği gayrimenkul, makine ve ekipman parkı ekspertizi uzmanlığından almaktadır. TSKB Gayrimenkul Değerleme, SPK mevzuatı gereğince bir gayrimenkulün veya varlığın rayiç değerini bağımsız ve tarafsız bir şekilde takdir eder ve uluslararası alanda kabul görmüş değerleme standartlarına uygun olarak müşterilerine raporlar. TSKB Gayrimenkul Değerleme köklü bir birikim ve uzmanlığın temsilcisidir. Değerleme, danışmanlık, proje geliştirme ve fizibilite çalışmaları, en iyi en yüksek kullanım etüdü, piyasa araştırmaları, sektörel etüdler, yatırım inceleme-kontrol, makine-ekipman ekspertizi gibi konularda uluslararası standartlarda (IVSC), bağımsız ve tarafsız hizmet veren TSKB Gayrimenkul Değerleme A.Ş. çalışmalarını gizlilik esasına uygun gerçekleştirmektedir.

2006 yılında Ankara ve İzmir illerinde şube açan TSKB Gayrimenkul Değerleme A.Ş., Nisan 2011 itibari ile Bursa, Adana ve Antalya olmak üzere 3 yeni şubesini daha faaliyete geçirmiştir. Böylece İstanbul merkez olmak üzere 6 ilde şubeleri ve 61 ilde de temsilcileri ile hizmet veren TSKB Gayrimenkul Değerleme, yaygın hizmet ağını günden güne güçlendirmektedir. Euromoney (İngiltere), TSKB Gayrimenkul Değerleme’yi 2008 yılı Gayrimenkul Danışmanlığı (Liquid Real Estate) kategorisinde “Türkiye’nin En İyi Gayrimenkul Değerleme Şirketi” ve “Türkiye’nin En İyi Gayrimenkul Danışmanı” ödüllerine değer bulmuştur. Şirket, aynı kurum tarafından 2005 yılında da “Türkiye’deki En İyi Gayrimenkul Danışmanı” olarak ödüllendirilmiştir. 

Yeşil Bina yatırımlarının artı değerinin farkında olan TSKB Gayrimenkul Değerleme A.Ş., 2012 yılı itibari ile yeşil bina yatırımlarına da değerleme ve danışmanlık hizmeti sağlamaktadır. 

TSKB Gayrimenkul Değerleme, kuruluşundan bu yana geçen 10 yılda kazandığı başarılara ek olarak, İngiliz belgeleme firması BSI (BSI Eurasia Yönetim Sistemleri Belgelendirme Ltd.Şti.) tarafından verilen ISO 9001:2000 Kalite Belgesi’ni almaya hak kazanarak, aynı zamanda Türkiye’de ISO 9001:2008 belgeli “ilk gayrimenkul değerleme şirketi” olmuştur.

Ayrıca son olarak uluslararası standartlarda hizmet kalitesini garanti ederek , İngiliz Kraliyet Ailesi Tescil ve Lisans Kurumu [Royal Institute of Chartered Surveyors (RICS)] tarafından değerleme uzmanlarına uygulanan sınavlar ve sertifikalı uzmanların yönetiminin oluşturduğu şirketlerin bir dizi incelemesi sonrasında verilebilen RICS sertifikasını alan Türkiye’deki ilk üç şirketten biridir.
